So let’s take a look at this year vs. last year. There’s good news and there’s bad news – but overall, considering the cards we were dealt this year with the oil spill, it’s turned out to be a really good year.
Homes OFF the Beach
Navarre has sold 561 homes this year, and this is down 6% in total units sold from 2009, but only down 1% in the average price of those sold. This is a welcome sign, the flatline of consistent prices, is an indication of a bottom found in prices. If you want to make an offer on a home in Navarre, the average home sells for 5% off list price.
Ft Walton Beach has sold 516 homes this year, and this is pretty equal to last year’s units sold from 2009, and down 7% in the average price of those sold. If you want to make an offer on a home in Ft Walton Beach, the average home sells for 7% off list price.
Destin and Miramar Beach (which doesn’t include SanDestin resort) has sold 209 homes this year, and this is pretty equal to last year’s units sold from 2009, and up 13% in the average price of those sold. Wow, the homes in this area are starting to stabilize in price! If you want to make an offer on a home in Destin or Miramar Beach, the average home sells for 6% off list price.
Santa Rosa Beach and Pt Washington have sold 152 homes this year, and this is up 10% in units sold from 2009, and down 7% in the average price of those sold. If you want to make an offer on a home in this area, the average home sells for 7% off list price.
Homes ON the Beach or in Beach Neighborhoods
Navarre and Okaloosa Island (Ft Walton Beach) have sold 16 homes this year. If you want to make an offer on a home on one of these beaches, the average home sells for 8% off list price.
Destin and SanDestin Resort have sold 209 homes this year, and this is down a bit as compared to last year, yet up 5% in the average price of those sold. If you want to make an offer on a home in this area, the average home sells for 10% off list price.
Hwy 30A Beaches have sold 324 homes this year. Overall for the year we are on track to close only a few less than last year where 362 total were sold in 2009.
The average price sold is up 9% as compared to 2009.

CONDOS ON the Beach or in Beach Neighborhoods
Navarre and Okaloosa Island (Ft Walton Beach) are really down in units sold this year, by 16% as compared to last year. The average price of those sold as compared to last year is also down by 4%. Ironically, we were up for the year until the oil spill. There is a direct correlation between the months that significantly decreased in sales to the impact of the months affected by the oil spill.
Destin and SanDestin Resort are on track to sell an equal amount of condos as compared to last year, however we are down 5% in the average price of those sold.
Hwy 30A Beaches are up this year and on track to beat last year in total units sold. However, the average price of those sold is down 22%.
