Life at the Beach often focuses on those who want to invest here, but Robbie and I have SOLD JUST ABOUT EVERYTHING IN OUR LISTING INVENTORY. WE MARKET OUR LISTINGS VERY WELL AND GET THEM SOLD! This month Robbie wanted to do a comparison, or rather share 2 other metro market stats with you, of Pensacola Beach and Panama City Beach. These are two areas that Your Paradise Group works as well when our customers ask us to do so.
Panama has changed their MLS to one that is very difficult to pull stats from so she was not able to do so. However, Pensacola shares a system identical to ours and it was with ease to pull the following. Here’s a glimpse of Pensacola Beach as compared to Destin:
Destin/Miramar Beach/SanDestin Resort:
- April Total sales = 85
- Average prices of sales = $309,000
- Days on the market = 263 on average
- Remaining inventory to sell = 972 condos
- Months to sell remaining inventory if continued on current pattern = 11
- # of sales that were cash = 48 56%
- # of sales that were foreclosed/bank owned condos = 12 14%
- # of sales that were short sales = 8 9%
Pensacola Beach:
- April Total sales = 11
- Average prices of sales = $388,000 only averaging 10 as there was one sale that was $1,675,000
- Days on the market = 159 on average
- Remaining inventory to sell = 118 condos Of these remaining condos to sell there are only 7 short sales and 2 foreclosed/bank owned!
- Months to sell remaining inventory if continued on current pattern = 14
- # of sales that were cash = 5 45%
- # of sales that were foreclosed/bank owned condos = 0
- # of sales that were short sales = 0
The Destin area continues to maintain the value of where the majority of people really want to own. We are running out of distressed properties but we are not running out of deals! Let us send you a list of properties that fit the needs and desires of what you are looking for.
Robbie did a bit of homework to see if this statement is correct and it is confirmed. With our condos, we have fallen back 10 years on pricing as a whole. I don’t know how much less expensive they can get and the few short sales and foreclosures coupled with the multiple offer situations we’ve been in prove it.
If you want to buy a property and own on these beautiful beaches in our spectacular area, then you need to realize that our value today IS A GREAT DEAL! Remember what I said, value is a good deal that doesn’t mean list price is a good deal.
