Luxury Vacation Rentals with Large Rental Incomes

With Destin basically sitting on the county line, many don’t even realize they’ve crossed in to Miramar Beach which becomes Walton County.

While the change is seamless to our vacationers, there are a few differences between the two counties when purchasing luxury vacation rentals, and your rental income.

We pay our taxes based on a millage assessed yearly on the value of the home, not what you pay for the home or vacation rental. The millage in Walton County is about 9.6 and in Okaloosa it’s about 13.

For many this difference doesn’t matter. When it comes to securing a great deal on the property you’ve found, the small amount has never been a deterrent.

Another difference would be that dogs are allowed on the beach at certain times during the day in Walton County. They are not at all allowed in Okaloosa.

16 St Bart’s – Destiny East in Crystal Beach

Details: 16 ST. BART’S BAY, DESTIN, FL – $925,000

This home is a short sale! It is being sold unfurnished. It has never been on a rental program, but can be. It is a beautiful home – I would consider it. Destiny East features a tunnel to the beach, Club Destiny with a theater, tennis courts, pool and fitness room. The subdivision has entrances from both Hwy 98 and the beach road, and are gated.

253 Snowdrift

Details: 253 SNOWDRIFT RD, MIRAMAR BEACH, FL – $2,099,000

Snowdrift is just past Silver Sands outlet traveling east, yet before SanDestin Resort. This home sits just off the gulf in a gated area. During peak season they are asking about $8000 per week for this home.

25 Rain Lily – WaterColor Beach

Details: 25 RAIN LILY LN, SANTA ROSA BEACH, FL – $2,370,000

This home is located in Watercolor on 30A. It brings in about $190,000 per year.

38 Santa Clara Drive

Details: 38 SANTA CLARA DR, SANTA ROSA BEACH, FL – $1,600,000

This is a short sale. It apparently averages about $180,000 per year in income.

31 Seawinds Court

Details: 31 SEAWINDS CT., SANTA ROSA BEACH, FL – $1,999,000

This home is located in the Seagrove area. It is estimated to bring in about $185,000 per year.
