October is my favorite time of the year on the Gulf Coast. The weather is perfect for walking on the beach, and perfect for festivals. The Emerald Coast has an abundance of things to do!
The market continues to be stable with segments demonstrating a return to appreciation in value. This welcomed balance in our local real estate has now become the constant. Keep in mind that our market encompasses Gulf Breeze through 30a to north of I10 – large area.
Short sales are in short supply! For example only 50 sales in September were short sales and we only have about 250 on the market. Those on the market are only 5% of the total properties for sale and those that closed in September only accounted for 7%.
Although we are not in a Seller’s Market in all areas, inventory has become low in many of our desirable residential and resort markets. It is not uncommon to be in multiple offer situations, especially with foreclosure properties. Foreclosures and short sales are not the same.
