One of my favorite condo complexes on Holiday Isle in Destin, FL is East Pass Towers.
East Pass Towers is located on Norreigo Point at the very end of the island and is in fact the last complex on the island.
This condo complex screams location, and offers views of the Destin Harbor, East Pass, and the Gulf of Mexico.
And with location comes the amazing sunsets that bring people from all over to see. Just gorgeous!
The water in the Pass is indescribable as it varies from Emerald Green, to Turquoise, to brilliant blues. Plus, I have yet to miss seeing at least one dolphin swimming in the Pass.
Just watching the fishing fleet go out and then return with their catch each day is a great experience. I truly could look at that view for hours. I guess it is a good thing I don’t live there as I would never get anything done.
Some Details
I have sold several units in East Pass Towers over the last few years and recently closed one in late December and another in mid January.
The one in December was to a past customer who purchased their first unit from us a few years ago. They so loved the complex and the rental income that they purchased a larger one to increase their rental income.
There are two towers in East Pass Towers.
Tower I allows for short term rental but Tower II does not allow short term rental at all. In Tower I, 2 bedrooms range in size from 1050-1490 SF and currently list for $279K-$369K.
The 3 bedroom units range from 1669-2750 SF currently list for $595K-$745K.
In Tower II, 2 bedroom units range in size from 1167-2102 SF and currently there are no 2 bedrooms unit for sale.
The 3 bedroom units range in size from 1169-2420 SF and currently list for $795K- $1,100K.
Life At The Beach
East Pass Towers offers a private beach, fitness room, and they have a marina right across the street!
Although this is a gated complex there is even more security as each unit has an elevator code to leave the lobby.
If I had to find one fault with this complex it would be that there isn’t a swimming pool, but with a private beach who cares?
It certainly has not hurt the rental income as most of the units have a steady stream of repeat tenants.
